Giving notice is the first step in the eviction process. The notice required in Maine for reasons other then non-payment of rent is a 7 Day Notice.

Who: Give this notice to a tenant who commits a lease violation, breaks the law, or falls behind in rent beyond any grace period if applicable.

What: This is a required notice that warns the tenant they must vacate or eviction proceedings will begin.

When: Give this notice 7 days before filing the court paperwork for eviction (NOT including the day of service OR weekends/holidays).

Important: Notice may be served by personal delivery, posting on the premises, or certified mail. It’s wise to keep a copy along with proof of service.
